 Pradhan Mantri Awas Yojana is a scheme run by the Central Government of India to provide affordable housing to the poor in urban and rural areas.


 What is the purpose of Pradhan Mantri Awas Yojana?


 India has seen a steady rise in property and land prices, which has led to a significant drop in affordability.  This is especially true for those living in metropolitan areas.  Therefore, to promote and promote sustainable and affordable housing, the Government of India launched the Pradhan Mantri Awas Yojana or PMAY in June 2015.


 The purpose of this Credit-Linked Subsidy Scheme (CLSS) is to build more than 2 crore houses for the needy Indians in the Special Economic Departments.  Individuals who want to buy a house or land or get a loan to build a house can get an interest subsidy on this credit.  However, the loan interest subsidy is only available to individuals from economically weaker sections (EWS), lower income group (LIG) or middle income group (MIG).

 Those who are eligible under this scheme will get subsidy on home loan interest rate.  Details like subsidy rate, maximum loan amount and other details are given in the table below:


 The amount received under this scheme and the amount of subsidy will go directly to the candidate's bank account, which will be linked to the Aadhaar card so that he can get the full benefit of it.


 If the beneficiaries choose to take a housing loan for a period of up to 20 years, an interest rate of 6.50% per annum is offered.


 For middle income group (MIG), interest subsidy will be provided on house loan (including repurchase) for acquisition / construction of houses.


 For the economically weaker section (EWS) / lower income group (LIG), interest rate subsidy will be given on home loan for building construction or acquisition.  An interest subsidy will also be given on home loans taken to add rooms, kitchens, etc. to existing dwellings.


 Under the Pradhan Mantri Awas Yojana, all urban areas in India are covered with 4041 statutory cities with priority given to 500 first class cities.


 Eco-friendly and sustainable technologies will be used for construction.


 For senior citizens and variously competent people, the allocation of ground floor will be preferred.


 The scheme has also been linked with other schemes to provide the beneficiary with complete facilities like toilet, drinking water, electricity, clean food, smokeless fuel, social and liquid waste.



 Pradhan Mantri Awas Yojana has two parts - urban and rural.


 1. Pradhan Mantri Awas Yojana Urban (PMAY-U)


 Currently, Pradhan Mantri Awas Yojana Shaheri (PMAY-U) has about 4,331 such towns and cities under this scheme.  These include the Urban Development Authority, Special Area Development Authority, Industrial Development Authority, Development Sector, Proposed Planning and every other authority responsible for urban planning and regulations.


 At the 52nd meeting of the Central Approval and Supervision Committee (CSMC) held on 20 January 2021, the Union Ministry of Home and Urban Affairs stated that the Government of India has approved construction of 1.68 lakh houses under Pradhan Mantri Awas Yojana Urban.  (PMAY-Urban) Plan.



 Benefits and Features of Pradhan Mantri Awas Yojana Urban 2022


 The scheme covers about 4,041 cities and towns.


 The PMAY Urban Plan also applies to Special Area Development Authority, Urban Development Authority, Development and Proposed Planning.


 The government has divided the scheme into three phases


 The first phase began in April 2015 and ended in March 2017.  Under this, houses have been constructed in more than 100 cities.


 The second phase began in April 2017 and was completed in March 2019, with the government targeting to build houses in more than 200 cities.


 The third phase began in April 2019 and will end in March 2022, with the remaining targets to be met.


 The total amount to be invested is Rs 4,95,838 crore, of which ₹ 51,414.5 crore has already been released.



 Pradhan Mantri Awas Yojana Urban Eligibility Criteria 2022


 Anyone with an annual income of up to Rs 18 lakh can apply for this scheme.  The spouse's annual income will also be included when applying.


 The applicant or any other member of the family should not have a pucca house in any part of the country.


 Beneficiaries cannot receive PMAY benefits on a pre-constructed building.


 For senior citizens and a variety of able-bodied people, ground floor accommodation is preferred.


 If the applicant is married, both in joint ownership or with a spouse can get a home loan subsidy at the same time.


 Who can avail the benefits of Pradhan Mantri Awas Yojana for urban?  2022


 Pradhan Mantri Awas Yojana caters to the living needs of the urban poor.  The scheme also provides inadequate infrastructural facilities and poor sanitation facilities to the slum dwellers.


 Beneficiary family will include husband, wife, unmarried sons and / or unmarried daughters.


 The urban beneficiaries in this scheme are mainly EWS, LIG ​​and MIG.  EWS has an annual revenue of ₹ 3 lakh.  For LIG and MIG group, it should be between 3-6 lakhs to 6-18 lakhs respectively.


 Beneficiaries of LIG and MIG groups are eligible for CLSS only under this scheme.


 All applicants must submit an affidavit to the Authority as proof of income.


 Documents required for Pradhan Mantri Shaheri Awas Yojana


 Form: Application form properly signed.


 Property documents: Builder / Society's NOC, sale agreement or deed of sale, letter of allotment, etc.


 ID Proof: PAN Card, Voter ID, Driving License, Aadhaar Card, etc.


 Address Proof: Voter Card, Passport, Aadhaar Card, Latest Utility Bill or Rental Agreement


 Proof of Income: In case of salaried employee - 6 months salary slip, latest Form 16 or last 6 months bank statement.  In case of self employment - IT returns with balance sheet and profit and loss account with calculation of last 2 financial years.


 Pradhan Mantri Awas Yojana Grameen (PMAY-G)


 Pradhan Mantri Awas Yojana Grameen (PMAY-G) was formerly known as Indira Awas Yojana and was renamed in March 2016.


 The objective is to provide financial assistance to the homeless and those living in slums to help them build pucca houses.  According to the information received from the Ministry of Rural Development, 1,03,01,107 houses have been sanctioned in all the States and Union Territories.


 Benefits and specialties of Pradhan Mantri Awas Yojana Grameen


 It is Delhi and Chandigarh.  Except promotes housing facilities in all rural areas of India.


 The main objective of this scheme is to help the applicants in constructing pucca house.


 The scheme aims to build 4 crore houses for the rural poor by 2022.


 The budget of the scheme is ₹ 81,975 crore.


 Pradhan Mantri Awas Yojana Rural Eligibility Criteria 2022


 The scheme does not apply to people living in Delhi and Chandigarh.


 For those living in plain and mountainous areas, they have to pay Rs.  1,20,000 and Rs.  1,30,000 allowance will be given.


 The unit size of the house can be up to 25 square meters which will also include a dedicated cooking area.


 Beneficiary pays Rs.  Loans up to Rs 70,000 are available, which is optional.



 Who can avail the benefits of Pradhan Mantri Awas Yojana Grameen?


 Beneficiaries of this scheme will be identified according to the data available from Socio-Economic and Gender Census (SECC) and include -


 Scheduled Castes and Scheduled Tribes.


 BPL  Under Non-Scheduled Castes - Scheduled Tribes and Minorities.


 To have freed the bound laborers.


 Widows and kinsmen of paramilitary forces and persons killed in action, ex-servicemen and retirees.



 Documents required for Pradhan Mantri Grameen Awas Yojana


 Form: Application form properly signed.


 ID Proof: PAN Card, Voter ID, Driving License, Aadhaar Card, etc.
